West of Highway 1 – These conditions will last forever!

No development (buildings, golf courses, visitor’s centers, etc.) will ever be built on the 18 miles of coast from Ragged Point to San Simeon Creek, except,
An inn complex of no more than 100 rooms may be built in the existing Old San Simeon Village.
The public will have access to all 18 miles of coast. This allows for an 18 mile section of California Coastal Trail.
The State will gain ownership of approximately 15 miles (1,500 acres) the Hearsts will share ownership (with a government agency) of about 3 miles (700 acres) of coast.
East of Highway 1 – These conditions will last forever!

The Ranch will continue to be a working cattle ranch.
The land east and in view of Highway 1 will remain undeveloped.
The Hearsts will be allowed to develop 27 environmentally appropriate home sites out of view of the Hearst Castle and Highway 1 (down from the currently allowed 400+).
The natural resources (wildlife, botanical, cultural, water, etc.) of the Ranch will continue being protected and monitored.
The development rights being reduced and extinguished are assessed at over $200 million. The Hearsts will receive less than $100 million in payment and donate the balance.

Protect 82,000 acres of our north coast and over 18 miles of undeveloped coastline.  The State and the Hearst family have reached a tentative agreement that will eliminate the possibility of significant development, allow more public access to the coast, and protect the natural resources of the Ranch.  But it is NOT a done deal.

It is imperative that the State know that we support this project!
